How to Price Your South Florida Home in a Changing Market

A seller-focused framework for using comparable sales, active competition and buyer behavior to set a defensible asking price.

Pricing is one of the most important decisions a seller makes, and it becomes even more important when the market is changing. A price based only on the highest nearby sale or an online estimate can miss what today’s buyers are actually comparing.

Begin with the right comparable sales

The best comparable sales are not simply the closest properties. They should be similar in location, size, condition, age, lot characteristics, features and overall buyer appeal. The goal is to understand what a typical buyer would reasonably consider an alternative to your home.

Study active competition

Closed sales explain where the market has been. Active listings show what your buyer can choose today. If competing homes offer stronger condition, better updates or a more attractive price, that affects how your home will be perceived.

Use pending sales carefully

Pending properties can provide clues about current demand, although the final contract price may not yet be public. They can still help reveal which homes attracted buyers quickly and which price ranges are generating activity.

Adjust for condition and features

Two homes with the same square footage can have very different values. Renovation quality, roof, impact windows, kitchens, bathrooms, pools, garages, lot utility and functional layout can all matter. Adjustments should be supported by market behavior rather than guessed.

Watch market time and price reductions

If similar homes are accumulating market time or reducing prices, that is useful context. It may indicate buyers have more choices or are becoming more selective.

Choose a pricing strategy, not just a number

A strong asking price should support the seller’s objective, whether that is maximizing exposure, protecting negotiating room or moving within a specific timeframe. The correct strategy depends on the property and the current competitive set.
